This investment involved the acquisition of a 32,389 square foot, 100% occupied, in-line shopping center (“Country Square Shopping Center”) on 2.47 acres of commercially zoned land. Diversified Tenant Base – There are seventeen tenants with the average tenant constituting ~5% of the center, and no tenant constituting more than 15% of the center. Additionally, the majority of tenants are service-oriented and not replaceable by e-commerce (i.e. “Amazon-proof”). Strong Market – South Jordan is a rapidly growing affluent suburb located 18 miles south of Salt Lake City. The shopping center shares the intersection with retailers such as Smith’s Food and Drug (Kroger), Natural Grocers, Harmons Neighborhood Grocery, Walgreens, O’Reilly Auto Parts, McDonald’s, to name a few. Additional traffic drivers include South Jordan City Hall and Bingham High School. Salt Lake City has the nation’s second-highest ratio of population in flows in 2020. The daytime population within a 3-mile radius exceeds 24,000 employees and 60% of the population have incomes that exceed $100,000.
