Headwater Capital closes $13.1 million commercial real estate acquisition of Barrington Town Center, Aurora, Ohio

Teams with prominent Ohio-based Guggenheim Commercial Real Estate Group

KETCHUM, Idaho-April 4, 2017 Headwater Capital, a private equity firm specializing in long-term, secure cash flow from commercial real estate, today announced the firm’s $13.1 million acquisition of Barrington Town Center. The firm secured $5,000,000 from investors and arranged financing for the balance of the Barrington purchase price.

Barrington exemplifies a commercial investment opportunity with outstanding fundamentals — superior demographics, and an intrinsic value in excess of the acquisition price,” said Headwater Capital Co-founder and CEO Robert A. Kantor. “Barrington is projected to provide our investors with an average cash flow exceeding 9 percent per year over 10 years, with an IRR of 12-14 percent.”

The 112,631 square-foot Barrington Town Center is the dominant grocery shadow-anchored retail center located in the heart of the affluent, upscale (average household income exceeds $130,000) commuter suburb of Aurora, Ohio. It is conveniently located between the Cleveland and Akron major metropolitan areas. The 97 percent occupied property offers an excellent mix of successful national, regional, and local retailers. Barrington is surrounded by the exclusive Barrington Golf Club, featuring its championship Signature Jack Nicklaus golf course, and the luxurious Barrington Estates residential community.

Headwater Capital teamed with Beachwood, Ohio-based Guggenheim Commercial Real Estate Group, a prominent, full-service real estate firm with over 60 years of servicing clients throughout Northeast Ohio. Through the relationship, Guggenheim will provide onsite commercial property management and leasing services for Barrington Town Center, supporting Headwater’s local collaboration policy to maximize asset management.

In August 2016, Headwater Capital closed a $3.5 million investment in Olio Pavilion, LLC, a grocery-anchored retail property in Fishers, Ind.
