The property is located on Yellowstone Avenue in the heart of Pocatello and boasts a traffic count of 25,611 vehicles per day. Headwater has secured a new 10-year NNN lease with Easter Seals-Goodwill Northern Rocky Mountain, Inc. for the entire building. The fully net lease has multiple 5-year extension options.
Headwater Capital will provide tenant improvements for the building of approximately $650,000 prior to Goodwill’s occupancy in September of 2019. These improvements are included in the $3,000,000 building cost.
Headwater Capital, LLC projects that this investment will produce average cash flow to our investing partners greater than 8% over a 10-year period. Projected IRR between 11-13%. The equity of $900,000 was offered to qualified investors.
